Where We Build · 06

Roland — acreage, quiet, and a house built for the land it sits on.

Northwest of the city, past Pinnacle Mountain, the lots turn to acreage and the horizon opens. This is where clients build the house they never intend to leave.

Fifteen minutes past West Little Rock, the covenants fall away and the land takes over. Roland and the River Valley are where our clients go when the brief starts with acreage — a long approach, a workshop, a house that faces its own valley instead of a neighbor’s fence.

Acreage building is a different discipline. The house is the visible half; the invisible half is siting, septic, wells, drives, and drainage — decided correctly the first time, priced honestly before you commit. We’ve done this work for twenty years, and it’s why our acreage clients sleep well during construction.

If you’ve found land out here — or you’re still looking — walk it with us first. What a lot wants to be is usually visible in an afternoon.

What we build in Roland & River Valley
I.

Estate homes on acreage

Residences sited to their land — long approaches, outbuildings, and rooms placed for the morning light and the evening view.

II.

Hillside & view lots

Homes engineered into the grade near Pinnacle and the river — foundations that follow the fall of the land instead of fighting it.

III.

Barns, shops & guest quarters

The secondary buildings an acreage property actually uses — built to the same standard as the house.

Common questions — Roland & River Valley
What's different about building on acreage?

Everything before the slab — wells or water lines, septic design, long utility runs, driveways, and siting. We handle that groundwork ourselves and price it honestly up front, because it's where acreage budgets are won or lost.

Can you build a hillside home near Pinnacle Mountain?

Yes — hillside work is some of our favorite. Our Heber Springs lake residence was built into a slope, and the same discipline applies here — let the foundation follow the land.

How far outside Little Rock will you build?

Roland, Natural Steps, and the River Valley are comfortably inside our weekly-site-visit radius. Beyond that, let's talk — the answer depends on the project.

— An invitation

If the house has been in your mind for some time —
it may be time to draw it.

Every residence begins with a conversation. No plans are required. No price is asked of you. We meet at your site, or over coffee, and we listen.
